JAX House Dr. Home Inspectors can help you buy or sell your home with confidence. We are professionally trained and certified professionals with memberships amongst the best regarded associations relating to Home Inspections and Inspectors. We are at the highest rankings of American Society of Home Inspectors (ASHI), International Association of Certified Home Inspectors (InterNACHI), Florida Association of Building Inspectors (FABI), American Home Inspector Training (AHIT), and we have the highest ranking at the Better Business Bureau (BBB). Our home inspectors have seen it all, and we’ll provide invaluable help in turning you into a knowledgeable home owner.
If you are selling your home; We will identify a vast array of problems found during the inspection and can suggest economical repairs. There can be issues with the air conditioning such as needing service or the condenser line missing insulation. Plumbing issues that a homeowner can repair before it goes on the market such as a drain line leaking. Roof repairs such as nail heads requiring sealant to prevent leaks. Electrical issue such as a defective Ground Fault Circuit interrupter (GFCI). These items mentioned here are already over $500 for professional repairs, compared to a homeowner with basic knowledge doing it themselves and saving $475 for these issues. The cost of the home inspection will normally be recovered in one pre-sale inspection. We will help sellers understand the issues the buyer’s inspector may point out and put the property in better selling condition by making repairs prior to placing your home on the market. This can easily save hundreds if not thousands of dollars in repair costs.
If you are buying a home; We will complete a full home inspection to ensure your new home is safe and ready for you to move in. We inspect the whole home and garage to find any and all issues. We will annotate all the discrepancies we find in a well organized report along with associated digital pictures of every issue. We label the photos with text and arrows to make sure there is no question of the issue at hand. The report is no frills or fluff, just easy to read and understand. We take the utmost pride in our reports which are usually 30+ pages and very detailed. The report is completed and back to you in less than 24 hours, but mostly the evening of the inspection.
If you are buying a new home build; We inspect your new home from the time they remove the trees/brush until the final walk through inspection prior to moving in the home. We inspect in phases to make sure the builder is building the home correctly without issues. It is very important to see the home as it is being built to take note of deficiencies prior to hiding them with drywall and framing. This inspection will ensure your home is built properly instead of having issues later in time.
If your new home is near its’ first year anniversary, then we can do a specialized home warranty inspection. We complete all inspection as mentioned above, but we also include cosmetic issues with painters tape to mark the issues so we can demand the builder repair the areas we find.
